If you own near the boardwalk or are shopping for a home downtown, this fall brings more change than usual. Here is where the biggest projects stand as of late October 2026, with links to the reporting behind each one.

Homes and streets in central Ocean City, NJ near the boardwalk

The Wonderland Pier site

Gillian's Wonderland Pier closed for good in October 2024. Developer Eustace Mita, who bought the property in 2021, has proposed a resort hotel on the site. His first plan called for 252 rooms rising nine stories above the boardwalk; he now proposes seven stories, with the final room count still to be settled. City Council has designated the property as "in need of rehabilitation," which opens a legal path for a hotel there.

At council's October 22 meeting, Councilman Keith Hartzell said council had compiled about 80 questions on the project's height, room types and entertainment, and that he expects a development agreement within 30 to 60 days, possibly with a town hall meeting. A lawsuit filed August 10 by community groups and residents challenges the rehabilitation designation and is still pending. Council also declined the offer to keep the 140-foot Ferris wheel, citing repair and operating costs. (OCNJ Daily)

Why it matters to owners: a hotel of this size would change foot traffic, parking and the view from nearby blocks. If you are buying within a few blocks of 6th Street and the boardwalk, ask us to walk you through what has been proposed and where the approvals stand.

The boardwalk between 14th and 16th Streets

Demolition of the boardwalk from 14th to 16th Street wrapped up in late October, with rebuilding starting right after. It is the third section rebuilt with a $4.9 million grant. Until it reopens, people walking or biking the full boardwalk exit at 14th Street and come back up at 17th Street. (Mayor's Message, Oct. 23; Oct. 16)

The old police headquarters on Central Avenue

Demolition of the former police headquarters was set to start the week of October 26 and take about five weeks. Alley access is limited during the work, and driveways next to the building are closed while crews are on site. (Mayor's Message, Oct. 23)

A new terminal at the Ocean City Airport

Council approved a $7.4 million construction contract for the new Leon and Elizabeth Grisbaum Airport Terminal, partly offset by a $3 million donation. The city plans to look for a restaurant operator for the terminal later. (Mayor's Message, Oct. 23)

Other work owners will notice

  • The Gardens: New Jersey American Water is replacing sewer mains in the alleys behind W. Surf, W. Seabright, W. Seaspray and W. Inlet Roads. Alley access may be limited, and concrete and grass are restored after the trenches settle.
  • 34th Street and Bay Avenue: Atlantic City Electric cable work near 34th and Bay and along Simpson Avenue by the ACME means lane closures through about Thanksgiving.
  • 34th Street Sandcastle Park: the rebuild is on schedule, with the original fence pickets and pavers saved to go back in.
