Graham & Alicia's Take

For buyers: there is still plenty to choose from, with 229 homes and condos for sale and 14 fresh listings this week, most of them condos under $1.25 million. Rates ticked down a little, so it is a good week to rerun your monthly payment numbers. With sales up from last week, the better-priced homes are moving, so if something on this week's list fits, see it sooner rather than later.

For sellers: more homes left the market this week than came on, and the average asking price of homes that sold rose to about $1.80 million. That is encouraging, but buyers still have options in most neighborhoods. Price against recent sales near you, not just active listings, and make sure your home shows well before it goes live.
