New on the Market

Thirteen homes and condos were listed since last week's update, newest first:

Eight of the thirteen are condos and five are single-family homes. Nine are priced under $1.25 million, and the new listing at 807 E 8th Street is now the lowest-priced home or condo for sale in town.

Across all 55 sales, asking prices ranged from $179,900 to $4,995,000. The lower average this week mostly reflects a different mix of sales in the 30-day window rather than a broad price shift.

Rates & Local News

Mortgage rates. The 30-year fixed rate averaged 7.24% as of October 29, down from 7.32% the week before and up from 6.17% a year ago, according to Freddie Mac's weekly survey. The 15-year averaged 6.60%, down from 6.68%.

Around town. In the Mayor's Update of October 30, the city marked 14 years since Superstorm Sandy and said work on its next neighborhood pumping station, along the Haven Avenue corridor, is set to mobilize this week. A design concept is also underway for a flood mitigation project in the Ocean City Homes neighborhood. Election Day is Tuesday, November 3, and all five Second Ward districts now vote at the Civic Center (details from the city). Graham & Alicia's Take

For buyers: inventory slipped to 218, but there is still a wide range to choose from, and nine of this week's 13 new listings are under $1.25 million. Rates have eased two weeks in a row, so it is worth rerunning your payment numbers. If you have been watching the Northend, note that it lost seven listings this week, so the homes that fit your list may not wait long.

For sellers: about four months of supply means buyers have choices but are not overwhelmed. The average asking price of homes sold dipped this week, which mostly reflects which homes happened to close, so price against recent sales of homes like yours on your own street or block rather than citywide averages, and make sure your home shows well from day one.
